Ahuntsic
On the Rivière des Prairies, around one of the oldest villages on the island.
Schools
The Centre de services scolaire de Montréal has thirteen elementary schools in Ahuntsic. At the high school level, Sophie-Barat offers five streams, including Outdoor and Enriched English. Its main building on Gouin Boulevard East is closed, and some of its students are in a new school on Saint-Laurent Boulevard. The major work is planned from 2027 to 2032, subject to approval.
In English, the English Montreal School Board has John Caboto Academy, a bilingual elementary school. Collège Ahuntsic and Collège de Bois-de-Boulogne are two of the borough’s CEGEPs. If a school is driving your choice, check its territory before you make a promise to purchase.
Parks, recreation and culture
The Rivière des Prairies is the area’s great asset. The Île-de-la-Visitation nature park offers close to 9 km of trails, and cross-country ski and snowshoe trails in winter. Near the Henri-Bourassa metro, the Parcours Gouin pavilion rents bikes by the water, and a public market is held there on Saturdays from mid-June to mid-October.
Ahuntsic Park brings together the arena, the Gary-Carter baseball stadium, a skate park and splash pads. The Claude-Robillard sports complex has an Olympic pool, an indoor running track and tennis courts. The Ahuntsic library and the Maison de la culture share the same address, on Lajeunesse Street, and admission to the Maison de la culture is free.
Getting around and shopping
Three stations on the metro’s Orange line serve Ahuntsic: Henri-Bourassa, Sauvé and Crémazie. The Sauvé, Ahuntsic and Chabanel train stations are in the borough, the Réseau express vélo bike path starts at Gouin Boulevard, and three bridges lead to Laval. Henri-Bourassa Boulevard is under construction to add a bus rapid transit service and bike paths: completion is announced for spring 2027.
For shopping, Promenade Fleury is the borough’s main commercial street, and Fleury Street West is known for its food spots.
Before you buy here
Near the river, check two things before the promise to purchase. First, the Government of Québec’s flood zone map, which you can search by address: the framework changed in March 2026. Then the Sault-au-Récollet heritage site, along Gouin Boulevard, where the exterior of buildings and the lots are protected.
The borough is strict about permits. You need one to change doors or windows, even if the size stays the same, to replace exterior cladding, and to cut down a tree 10 cm or more in diameter, which then has to be replaced. An information session is mandatory before any application. Ask the seller for the permits for work already done.
For a plex, conversion to divided co-ownership is possible only in a few cases, and renting to tourists is limited to a principal residence, from June 10 to September 10, for 31 days or less in total, with a City permit.
The area in a few facts
Ahuntsic is in the north of the island, on the Rivière des Prairies. The old village of Sault-au-Récollet is a heritage site, and its Visitation church, built between 1749 and 1751, is the oldest church on the island of Montréal. Gouin Boulevard, one of Montréal’s founding roads, runs along 15 kilometres of riverbank.
The Île-de-la-Visitation nature park preserves the ruins of the old mills, and the borough has 77 parks.
In the Ahuntsic-Cartierville borough, in the 2021 census, close to three quarters of occupied homes were apartments in a duplex or a small building, and 13.6% were single-family houses. Close to one home in five was a condo, and 58% of residents spoke both French and English.
Collège Ahuntsic is on Saint-Hubert Street, and Hôpital du Sacré-Cœur de Montréal, on Gouin Boulevard West, is one of Québec’s three level 1 trauma centres.

Frequently asked questions
Which school will my child attend if I buy in Ahuntsic?
It depends on the address. The Centre de services scolaire de Montréal has thirteen elementary schools in Ahuntsic. At the high school level, Sophie-Barat offers five streams, but its main building is closed: some students are on Saint-Laurent Boulevard, and the major work is planned from 2027 to 2032, subject to approval.
How do I know if a property near the river is in a flood zone?
The Government of Québec has an interactive map where you enter the address or the lot number. The regulatory framework changed on March 1, 2026, and the new maps are being released gradually. The borough asks every resident to prepare for the spring flood.
Can I renovate without a permit in Ahuntsic?
For paint, floors and cabinets, yes. You need a permit to change windows, even if the size stays the same, to replace exterior cladding or to alter a wall, load-bearing or not. An information session is mandatory before applying.
Can I convert a plex into condos or rent it to tourists?
Converting a rental building to divided co-ownership is prohibited in Montréal without an exemption, and the borough accepts the request in only three cases. For tourist rentals, only a principal residence can be rented, from June 10 to September 10, for 31 days or less in total, with a City permit to renew each year. In a condo, the declaration of co-ownership or the syndicate must also allow it.
Can you live in Ahuntsic without a car?
The neighbourhood has three Orange line stations, Henri-Bourassa, Sauvé and Crémazie, train stations and a Réseau express vélo bike path starting at Gouin Boulevard. For a car, the resident sticker exists in reserved zones, with a maximum of two per address.
